Melbourne Protective Coatings was engaged by a body corporate to deliver a long-term roof waterproofing solution for a centrally located commercial building experiencing persistent leaks.

The Challenge

A building on Little Bourke St. in Melbourne CBD had leaks across the roof area, mainly from rusty gutters and skylight seals.

They were advised by different companies to replace the roof and have been quoted over half a million dollars for it, which is financially unviable and highly disruptive.

Multiple weakened fixings and lifted roof sheets required stabilisation before any coating could be safely applied.

Limited edge access meant live edge rails and elevated platforms were essential for safe navigation across the roof.

Box gutters were deteriorated and actively leaking, requiring sealing and reinforcement prior to installing the Noxyde system.

These conditions required a structured approach to preparation so the final membrane would bond correctly and deliver long-term protection.

The Solution: Noxyde Anti-Corrosion Waterproofing Membrane

Rather than replacing the roof, MPC designed and installed a waterproofing roofing membrane system that delivered long-term performance at less than one-third of the replacement cost. 

The solution provided a defect liability period of up to 20 times longer than the re-roofing alternative. It also allowed the project to be completed quickly with minimal disruption.
