The metal roof at this Northcote property had begun showing signs of deterioration, with rust and leaks becoming an increasing concern for the body corporate responsible for maintaining the building.
As with many ageing metal roofs, ongoing exposure to the elements had impacted the condition of the roofing system, creating concerns about its ability to continue providing reliable protection. The body corporate recognised the importance of addressing these issues before further deterioration led to more extensive repairs or costly replacement works.
To protect the asset and address the visible signs of wear, intervention was required to restore the roof and improve its long-term performance.
Before restoration works commenced, our team carried out a detailed inspection of the metal roof to identify areas requiring attention.
The assessment confirmed the presence of rust and leaks across sections of the roofing system, highlighting signs of deterioration that required remediation. Surface contamination and loose rust particles were also present across the roof, affecting the condition of the existing substrate.
In addition to the roof sheeting, the scope included box gutters that would require attention as part of the overall restoration project. The findings from the inspection helped determine the most appropriate strategy for restoring and protecting the roof.


During the inspection, several issues were identified that required attention as part of the restoration project:
Rust across sections of the metal roof.
Existing leaks affecting the roofing system.
Surface contamination and loose rust particles present across the roof surface.
Small holes and degraded sections requiring remediation as part of the restoration works.
With rust and leaks affecting sections of the roof, action was required to address the deterioration and protect the asset from further decline.
Rather than proceeding with a full roof replacement, a restoration approach was selected to address the identified issues while retaining the existing roofing system. The project was undertaken to remediate areas affected by rust and leaks and help prevent the need for more costly replacement works.
Following the assessment, restoration works commenced with a focus on preparing and protecting the existing roofing system.
To ensure all surfaces were ready for treatment, the roof was thoroughly cleaned using high-pressure washing equipment fitted with Graco turbo heads. This process removed dirt, contaminants, and loose rust particles from the roof surface.
Safe access to the roof was achieved using a 26' scissor lift, allowing our team to carry out the restoration works across all required areas. Particular attention was given to small holes and degraded sections of the roof, which were reinforced using membrane tape before protective coatings were applied.
The restoration scope also included the roof's box gutters to ensure a consistent approach to protection across the roofing system.
To protect the roof from further corrosion and water ingress, we applied the Noxyde Anti-Corrosion Waterproofing Membrane® across the roofing system, including the box gutters.
Noxyde is a direct-to-metal elastomeric coating designed to provide both corrosion protection and waterproofing. The membrane can be applied to suitably prepared metal surfaces and offers up to 200% elongation, making it suitable for use on roofing substrates requiring a flexible protective coating system.
To achieve the required coverage, the membrane was applied in multiple coats, with particular attention given to small holes and degraded sections that had been identified during the restoration works.

The restoration works addressed the rust, leaks, and deteriorated areas identified during the initial assessment.
Following surface preparation and treatment, the roof was protected using an anti-corrosion and waterproofing membrane system applied across the roof surface and box gutters. Small holes and degraded sections were reinforced as part of the restoration process.
The completed works provided the body corporate with a restored roofing system incorporating anti-corrosion and waterproofing protection across the roof surface and box gutters.
